Important steps in the selling process

The first step in the home selling process is to prepare your home for selling. and photography. Clutter needs to be out of the view. A home that looks clean, inviting,  tidy and smells good is bound to attract more offers. A new paint should be considered. Repairs should be carried out, if any.  Curb appeal is important as well. A good looking lawn and nicely trimmed plants will add to the curb appeal. Ensure that all the systems and appliances are in optimal working condition.

Once you have a fair idea of the price and affordability, find an agent who is knowledgeable and dependable to begin your real search. Agents are usually paid by the sellers agent. Having an agent who guides you in the right direction and puts your interest before his is extremely important. Agent will get exclusive sale agreement with sellers.

It is important that the home that looks good is presented well to make a buyer feel compelled to arrange showing of your home. This is done with the help of professional photography. An experienced and skilled photographer can make a home stand out extremely well.  Your agent can help with finding a skilled photographer.

Next step is for your agent to list the house for sale on the MLS, install a sale sign in front and agent lock on the door. Once your home is published on MLS, the listing will be published on most major Real Estate portals as well. Within minutes, your home is able to be seen by thousands of people and areal Estate agents.

Offers will start pouring in from interested buyers. Your agent will discuss the offers with you explaining the pros and cons of each offer. Offers can be tricky at times as price, although important is not the only deciding factor. Seller either accepts the best offer or sends out the counteroffer to the buyer. with help of his agent. This may continue a couple of times till both the parties arrive at consensus.

Buyer’s agent orders Inspection and lender orders appraisal. Buyer or his agent goes through the inspection report and requests repairs from the seller, if any. There is no compulsion on seller to accept any repair unless the lender requires it to approve the loan. All the eyes are now on the lender to issue Clear to Close for the home loan.

Closing attorney, who has been working behind the curtain since end of due diligence now takes the center stage and schedules the closing. Lender funds the home loan, buyer pays down payment, and seller gets paid after deducting all the fees and expenses. All the transactions are handled by the closing attorney. Buyer is now the owner and gets the keys.
